Loan to Pay for the Paving

We had made a request from Citizens Bank for a loan to pay for the paving of our streets and they were going to keep our invested reserves as collateral for the loan for the duration of the five-year pay off schedule. This meant we would not have any reserves available except those we set aside after the signing of the loan.

In addition, the “boiler-plate” language of the loan document was not to the liking of the board of directors, causing the board to decide to pay for the paving from our reserves and repay this action by increasing our reserve contribution by the estimated monthly cost of the load. In essence we are lending the money to ourselves at no interest and the repayment period will be less than the bank had requested.

The cost of the paving was $25,426. By adding $500 per month to our scheduled reserve saving schedule, we will be back to the current level of reserves in approximately 14 months. However, the board intends to mimic the loan repayment schedule of five years, thus accumulating $30,000 additional in the reserve account. The board appreciates the fact that more than 75% of the co-owners signed the authorization to borrow the money, thus signifying  your faith in the board and their decisions and, of course, your desire to have your streets paved. We are now the envy of the entire Water Edge community!

Tree Removal

The dead and dying trees have been removed. Replacement will take time and money, but no trees look better than dead trees. The recommended time of year to plant is fall as suggested by three companies who are bidding for the contract. Please bear with us. As part of the request to the City for street dedication, we are going to request they add our trees to any grant requests for tree planting in the City of Fenton.

Painting Garage Trim

We are hoping to get the peeling trim around garage door openings painted before winter. Some co-owners have purchased their own paint and performed the labor themselves. if you wish to do this touch-up painting yourself, the paint is Herringbone exterior flat from Sherwin-Williams. This is also the same paint used to paint the trim on the porch posts and trim under the kitchen windows of the original models.

The color of the green doors and shutters is Forest Green and the blue doors and shutters is Twilight Blue. These are also from Sherwin-Williams. You have to tell them the blue and green are Mid-American Shutter colors because they have those paint chips under the counter, not in the Sherwin-Williams paint chips.

Artesian Wells

Waters Edge Village as artesian wells at various locations throughout the complex. We paid to have one diverted into the pond behind building #3 last year.

We thought we had another between buildings #17 and #18; fortunately, this turned out to be a broken sprinkler line and was repaired.

Another well is in the Eagle island and can be witnessed more in the winter when it flows across Shoreline Drive and freezes, causing all co-owners to drive carefully when navigating this corner. Repair of the island well will require the saw cutting of the street to the nearest storm drain and installing drain tile from the well to the storm drain. Because of the cost, we are not able to accomplish this task in 2009.

The Streets Have Been Paved

Ross Paving Company did a fine job on paving the balance of Shoreline Drive and the paving of Shoreview Court. The City of Fenton had an employee present for the entire process, monitoring the compaction to insure that City specifications were met. A letter has been sent to the City requesting that the balance of our streets be accepted as dedicated to the City for future repair and maintenance. This request should be on the agenda at the end of October for the Council’s approval. They will also take over the cost of the three streetlights on the newly paved parts of our streets.

Crack Sealing

On the older parts of Shoreline Drive, several cracks have appeared in the road. The City of Fenton does not seal cracks, they would rather wait until the pavement breaks up and patch with asphalt patch. Road builders recommended the sealing of these cracks to extend the life of the road and avoid patching like Leroy and Adelaide Streets. The board agrees with road builders and is getting bids to seal the cracks before winter.

Concrete Repairs

In spite of all the concrete repairs made in 2009, we discovered there were some cracks and broken concrete we considered to be less of an immediate problem and will be addressed in 2010. If you believe your driveway or sidewalk has cracks or heaving, wait until 2010 and make a list to give to the management company.

Reminder to Clean Your Dryer Vent

Co-owners living in 1-1/2 story units should clean their dryer vents annually. Lint accumulation is a potential fire hazard and the distance from  your dryer to the outside is about 32 feet, allowing for a great deal of lint to clog your vent. Cleaning will also allow your dryer to operate more efficiently, saving you money!

Asphalt Work in September

On September 22nd and 23rd, the asphalt company will be putting the topcoat on the street. Please plan accordingly and park your cars in the common area if you will need to leave your home during this period. We need to have the street clear of all obstacles on those days so the work can be performed without delay.

Concrete Leveling/Replacement and Landscaping

During the week of July 13, 2009 through July 17th, 2009, the JBL Concrete Leveling will be leveling some of the concrete drives and sidewalks throughout the community.

During the week of July 20, 2009 through July 24, 2009, JBL Concrete will be replacing certain sections of concrete.

They may need to run hoses so they have access to water for this process. Please be patient.

Finally, the lawn company will be trimming bushes in the next few weeks. If you would NOT like to have your bushes trimmed, please contact Mark Piper at mhpiper3@yahoo.com or 810-600-4002.

Sub Garage Sale

Our annual garage sale is scheduled for Saturday, June 20th, from 9am to 5pm. The townhouses and villas will also participate. We will collect $3.00 per participating condo the day of the sale to cover the cost of advertising.

Annual Meeting and Election of Officers

When your neighbor is away on vacation or even a shorter time frame, please pick up newspapers thrown in their driveway. This is generally the Tri-County Times, but may include papers that the carrier forgot to stop. Together, we can help each other. Accumulated papers tell criminals that nobody is home and that makes it easier for them to break in and take our valuables. If you do not want the Tri-County Times delivered, call 810-433-6780.
